Tye RV Park is a 146-space RV park located in Tye, Texas. This long-term stay property is next to the city of Abilene which offers both its visitors and residents many local attractions, including the Abilene Zoo, Adamson-Spalding Storybook Garden, the Dyess Air Force Base,Swenson House Historical Society, many museums, including the Frontier Texas Museum, as well as breweries and wineries. Tye RV Park is a short 10-minute drive from Ridgeview RV park, which we also closed in November, allowing us to operate both parks with the same management team.
The park’s amenities include laundry, WiFi, two billboards, new bathrooms and showers, a six-acre catch & release fishing pond, and dog wash stations. The park operates on city water and sewer, and the park pays for the water, sewer, and trash utilities and bills back electricity to the tenants. Tye RV Park has excess land that will allow for us to expand and add more spaces during our ownership.
We are very excited about the Tye RV Park and are expecting to achieve a target investor IRR of16.9% and an increase in park value of close to $2.1 million in 5 years.
